As our Preconstruction Director, you’ll lead a team of estimators and collaborate with Market Vice Presidents and Operations Managers to provide high-quality, end-to-end Preconstruction services across projects, offices, and markets. You’ll oversee all preconstruction activities, including conceptual and bid estimates, constructability reviews, value engineering, proposal development, and more. This role also involves developing and maintaining relationships with subcontractors and A&E companies, as well as supporting the pursuit and development of new project opportunities.

General Responsibilities:
- Lead and Ensure Excellence: Oversee and uphold quality standards across all preconstruction deliverables, ensuring alignment with client expectations and project goals.
- Produce Accurate Project Estimates: Collaborate with project teams to deliver precise estimates, detailed constructability reviews, and dependable preconstruction schedules that drive successful project outcomes.
- Build Strategic Relationships: Develop and sustain strong relationships with subcontractors, architectural and engineering (A&E) firms, and clients to foster a network of reliable partners and long-term collaborators.
- Engage with Key Stakeholders: Actively participate in stakeholder meetings to ensure alignment from concept to execution, providing clarity and confidence in Foresight’s approach.
- Enhance Preconstruction Processes: Implement industry best practices, maintain a robust historical data repository, and leverage advanced technology to improve preconstruction efficiency, accuracy, and consistency.
- Drive Team Development: Recruit, mentor, and develop a high-performing estimating team, facilitating ongoing growth, innovation, and excellence within the department.
- Conduct Regular Performance Reviews: Lead quarterly reviews, goal-setting sessions, and training programs tailored to strengthen team capabilities and support individual development.
- Collaborate on Bid Strategy: Partner with Business Development and Operations to contribute technical expertise and strategic insights, aligning bids with market trends and client priorities.
- Support a Seamless Project Transition: Ensure a comprehensive handoff to the Operations team, maximizing continuity and Foresight’s value across the project lifecycle.
- Champion Cost and Risk Management: Incorporate cost-control measures and risk assessments into the preconstruction phase to align with client budgets while managing potential project risks.
- Lead Market Analysis Efforts: Analyze market data to inform preconstruction strategies, enhancing bid accuracy and staying ahead of industry cost and design trends.
- Innovate with Technology: Drive the adoption of tools like BIM and data analytics to refine cost estimation, project forecasting, and resource planning, keeping Foresight competitive in a dynamic industry.
Qualifications:
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field
- At least 8 years of estimating or construction management experience
- Minimum of 15 years in the construction industry, preferably within commercial or institutional markets
- Proficiency with project management and estimating software (e.g., Building Connected, Primavera, Procore, BIM/Autodesk, On-Screen Takeoff, Bluebeam)
- Strong foundation in construction costs and design/build methodologies
- Proven ability to lead and develop high-performing teams
- Exceptional organizational and problem-solving skills to manage competing priorities
- Ability to build and sustain long-term client and partner relationships
- Willingness and ability to travel to multiple offices and project sites as needed
